    Lol already thought about that. Didn't put any floor coverings just sanded/polished the floors throughout. No carpet at all. Had to keep the doors though lol

    Haha love these. Many FHB asking for bit extra to payoff existing debt.


    This was a shocker!
    Had client that scraped through for finance on a construction loan, went to selections and upgraded a whole heap of finishes. Told her wasn't enough in the finance so needed to input cash for this. She then came back little bit later wanting to increase for her pool she put into the plans! Told her couldn't afford, came back few weeks later asking how to apply for credit card or personal loan for the pool. Once again said she couldn't afford and if she was to get one somewhere else it would impact the pending construction loan. Construction starts and comes in and asks to switch the land loan to interest only to save money for the pool payments!!!

    Yea got caught out with the pre start upgrades / variations when I first started so now tell all my construction clients you need to let me know before committing what variations you have made and whether you can borrow or need to have cash funds to pay for it. So far so good!

    When observing me using the fax for the first time, the LOL (little old lady) asked 'are you sure that you have sent it? The paper has come out the other side'. DOH!

    Haha yeah she was told... told everytime I spoke with her. In 1 ear and out the other! Very frustrating.

    "you are a despicable person for putting us out on the street" from a tenant who was evicted by tribunal for not paying a cents rent since moving in, as though they are the victims in it all

    @wategos Wylie already covered the repairs/upgrades thing. But honestly this person has no idea, this person honestly believed that the owner couldn't spend any money in the first 12 months or they cannot claim negative gearing at all.

    Had a few of those. The best was when I said at VCAT "It is my job to act on my clients behalf" and received (in front of the member) "it's your job to ruin my life?!". As if it's MY fault they didn't pay their rent :rolleyes:

    A co-worker once told me his accountant advised him not to sell his asset for too much as he had already claimed all the depreciation so he would end up paying too much tax. Also another co-worker told me he would be better off without the pay rise we just received as he had moved up into the next tax bracket.

    In light of the recent thread about forum likes, I think what this forum needs is a way to change the default action verb when posting a thread.

    Maybe the tenants were smart and trying to suggest that they would live there for 12 months, and if they wanted to stay longer, they'd ensure that the AC upgrade was definitely a repair :)

    well, to be fair, their net position wil be the same, however, since most people cant plan, they would rather pay less tax tomorrow rather then get more back at the end of the year

    Overheard a conversation in a council - client's designer/town planner was seeking an easement on the high side of the land to drain wster from lower down the hill. The designer simply didn't get it......
