    Yea it really does. Fix or replace things if you want to be a property investor.

    There is a subset of investors who believe tenants are reducing their income who will fight to increase rents and fight to avoid spending every possible cent whether its not having insurance, paying a PM or avoiding essential or desirable repairs. Some bend or break rules (eg rent individual rooms, unapproved works etc) to enhance yield all while in breach of state laws quite knowingly. They adopt the view the tenant can be evicted and threaten them directly or subtly so they remain silent and tolerate a poor position to avoid no grounds evictions in states where it is allowed.

    Its been identified endlessly by state govts who are acting to allow tenants greater rights all because a minority represent the worst for investors. And why each state has a tribunal process.

    Nah, you guys do not know every situation.

    I have a place with ducted, and a broken window unit, it is a no brainer too leave the window unit there as they use the ducted, saves replacing a window, so you exclude it....and not one tenant has a problem with that, nor on other things I exclude elsewhere, which I wont bother explaining because your minds are closed too such possibilities.

    It shows who not too use when such things are said, but that prob suits both sides fine.

    I am a black and white type of person, but I also do understand there are shades of grey :)

    So until we were given full details, it is a little hard too tell what the reasons behind this are or even if it was explained properly, so it may, or may not be unreasonable.

    Also tenants, as I think I said, are not all stupid, you cant rent them a place with a price that suits a modern place with all mod cons vs a place that does not have certain things or facilities. Well I have not come across any, most seem savvy re pricing of rent.

    Now I wonder, if I fix the window unit, can I get 20 bucks more a week...hrmmm....I wont even insult my tenant by asking :)

    How much is that extra sunshine worth? Don't need to turn on the light etc....Have you factored in the cost of shorter curtains if you have a window rattler?

    The tenant is a Gem .....not upsetting them, and there is 3 other window panels and more on other side....too much light TBH, they are happy and so am I ........

    You commercial guys should not even make a peep when it comes to exclusions and piling the costs onto tenants !!! You even exclude buildings !

    Is that a problem? If you can get $25/m2 for the hardstand and exclude it from another lease, you'd do it too. ;)

    I thought all good resi LLs were rent per sqm....how many sq for a cupboard, the laindry has lots of spare space, fot at least 2 double bunks in the kitchen....etc :p:)
