The property couch - growth vs yield properties

    Could you show me a residential property currently available with 10% yield that you would be happy to purchase?

    I don't think it is easy to
    I don't do residential for that reason...yield too low
    Last residential deals I did were approx 4 yrs ago 29 units at 5.7% to 6.5% net yields
    You really need to do commercial for the 10% yields
    But I must stress the risk factor
    The risk difference , growth potential and management difference is the accounts for the reason why a property goes for 10% rather than 6.4% cap rate
    But back to question ...I am just a average investor not a BA ...you need to get a buyers agent to find deals.
    Note my past history has not shown substantial CG like most PC investors on this forum so copying me may not be a good thing
    Looking forward there is a old saying "every dog has its day" so perhaps my day will come or perhaps not :)
