    Great thread. Have been to Byron bay, great place and fantastic beach. I found Agnes waters to be too isolated, it had a dirt road last time I was there. Lived at Hervey bay for 12 months and a very nice spot, Bargara and Tannum sands are quite good. Lived at Burleigh back in the day when it was rocking. I think that if you want to find your spot then hop in the Merc and go for a road trip.

    Visited most of the places mentioned on the way home last month. Agnes and Seventeen Seventy was nice. Still not becoming the next Byron though. Just far too isolated. Swimming is limited too. Daughter got stung in knee deep water. Luckily nothing serious.

    Not Sure if its been mentioned already but what about Rainbow beach?
    - Barge to Fraser Island
    - Double Island Point
    - Amazing stretch of beautiful beach
    - Has the same Backpacker Vibe that Byron had 20 years ago
    - Talk of a bridge going in to connect it to Noosa
    - Limited Land

    Has potential but a bit off the beaten track IMHO. It's not cheap but I would think the Noosa/Sunshine Coast Hinterland has more potential.

    Great thread and very useful. We are looking for some waterfront / canal property to live in (hubby wants to fish from his backyard and have pontoon, I just need a swimming pool that I can use frequently (and not 3 times a year like in Melbourne). What would be ideal place with the budget $1.5m - $2m? I have also concerns in regard to mosquitos and midges, they would "bite me to death"! Any thoughts and suggestions? Thank you very much, love this property wise community!

    I live across from canals on the Sunshine Coast and the midges are terrible. We have a beautiful deck which we rarely use because we all seem to be very allergic to them - the itching is relentless and they can leave quite nasty scars. In saying that we have friends who aren’t bothered at all by them so it seems to be a bit of a lottery as to whether they are an issue or not.

    Have a look at Freedom Screens at the Sunshine Coast. I have electric motor fly screens right around my deck and you would not realise they are there.

    Oh no! Is it in Mooloolaba? I love Mooloolaba and Buddina areas but with midges it may be not such enjoyable

    I have heard that Clear Island Waters on the GC is better for midges due to it being built on freshwater. Not sure if there are any freshwater canals on the SC, but might be worth looking into.

    I’m not sure sorry, but I would think being just as close to the water then it may be an issue. My daughter’s boyfriend lives at Twin Waters and she has problems there as well, plus the mosquitoes seem to be much worse.

    I really like Elliot Heads. It's never going to be Byron like - but that really is the charm.
