NSW The Next Byron Bay

    I've flirted with the idea of buying in/around Byron for years but ditched the idea as prices kept rising...and to my dismay, it's been a relentless, unstoppable juggernaut as far as prices go. Ditto Noosa and places like Sunshine Beach.

    So for those in the know and know the stretch of coast of say, Coffs to Noosa well, where do you suggest the next Byron Bay is? Prerequisites:
    • prices of houses < $600K
    • 'undiscovered' thus far
    • has a budding cafe scene
    • hippies/hipsters moving in
    • on the coast
    • if not on coast, its close and Bellingen-like
    • has at least one 'cove' beach...like Noosa or Wategos
    • within 60 mins drive to either Brisbane or the GC
    • has a supermarket like Woolies, Coles or Aldi or a growing population to support one
    • mostly houses not many/no apartment blocks

    I know a lot of people have noted Yamba...but it's further away from reliable transport links (air).

    Some suburbs on the Sunshine Coast would fit this - maybe Coolum? That price could get a property at the lower end of the market.

    I'm in search of the exact same thing and sadly I don't think it exists in the proximity that you've set. Maybe 6 years ago you could have gone to Cabarita, Fingal, Kingscliff etc but in the time I've watched those areas they have slowly crept out of reach.

    Wish I could help Lacrim.

    Closest i could think of is Ocean Shores but it misses a fair few of your criteria and parts of it flood badly. Nice beach though.

    Yes had my eye on those as well ie Kingscliff and surrounds.

    But c'mon be more positive - money to be made here. Know nothing of the area but what about Bribie Island eg Woorim?

    Bribie is a bit isolated for me. I like places that have neighbouring seaside towns close by.

    Maleny is a bit further than an hour but we were there a couple months ago and I’d move there. It’s not seaside but not too far away and it has that paddock to plate, boutique distillery kind of vibe with a nice cafe strip.

    Bribie is kinda boring, it’s mainly a retirement area. Not so hip. Nice beach at Woorim though.

    Nice, and on the right track. Will check it out. Just a bit too far inland though IMHO.

    Yeah bogans possibly too well entrenched and as mentioned, is a bit too isolated.

    If Manley sounds ok you might like Yandina. Closer to the beach, rather unknown and has a hippy cafe scene.

    Alas anywhere there is hipsters I doubt you would find a house in that stretch of coast under $600k.

    Another place closer to the water but with a kinda similar feel is Buderim but much more built up and could be too expensive to meet your under $600 criteria. Nice cafes and rainforest walk. with the Sunshine Coast airport expansion you might want to look at Mudjimba, Mount Coolum etc but it’s further than an hour from Brisbane.

    There's plenty of similar towns like Mudjimba, Buddina etc but I think the x factor is a lot of tropical foliage, undulating hills, not built up and a village vibe. Tx will check out Buderim.

    Not beachy but Nimbin Definetly had a hippy scene. If marijuana is ever legalized a place like Nimbin could very well take off.
