    Commerical because of better yield? Or potentially lower maintenance issues? Or both

    It is an off the plan development and I have access to developers and am the only one who managed to get into the presale. Also sold one as a BA.

    Commercial due to development will make me at least 18% after all contingencies and buffers.
    Commercial due to development made sense and less restrictions from different regulatory authorities.
    Commercial as it may give nearly 7% plus net yield on my buy price from day 1.
    Commercial due to demand in the area.
    Numbers worked. My first development and I am pitching in with investors.
