    Well done @Dan Donoghue! Fantastic to hear that everything is working out well! Your one step ahead of me in relation to relocation. I am still a year away from relocation, mainly to do with completing loose ends in Sydney

    @Dan Donoghue, I assume once you have rented it out for a few years, it might need new carpet, new window dressings, a paint job, etc.

    Hi Dan,

    I've never bidded at an auction before and seems fairly scary. Any advice or tips that you've learnt along the way that you wouldn't mind sharing?

    Sure thing,

    1) if you can get someone with experience to come with you then do so, it really helps and I cannot stress how much this really does help. It keeps you calm and they help advise you along the way.

    2) when the real estate guys says to you "you should start the bidding" or "the first bidder usually wins it" they are not trying to help you, they are trying to sell the house with the least effort.

    3) make a HARD limit and stick to it. Don't let emotion break the bank, another "perfect home" will come along (this was the 3rd "perfect" home we saw).

    4) maintain eye contact with the auctioneer and speak loud and clear, not only so he hears you but so you make the other bidders feel inferior.

    5) when beating a bid, YELL your bid LOUD and clear over the top of the previous bidder before they can even finish calling their number, make them feel that you have limitless cash flow.

    6) keep the bidding slow by doing smaller amounts in line with everyone else, if people are bidding 1k increments you don't need to do a 20k increase stick to the 1s but we quick and assertive.

    I have only done this once so take my comments with a grain of salt but most of all, just really enjoy the experience, don't stress out as you will either get it or you will get another one, either way you will get the "perfect" buy when it's right :)

    Looking to relocate in the future for lifestyle.

    It's 3br + study nook, pool, 2 bathroom.

    Renovated 2 years ago and a separate detached room built with power, water, kitchenette and toilet (was used as a home office). I think I will turn this into a home cinema / party room.

    9 min flat walk to the beach and a little less than that to cafes etc.

    We could do it in the party room ;).

    It will be a little while before I can move up there unfortunately. Wife and I would both move tomorrow if I could relocate my work but alas that's not possible right now.

    As soon as that becomes possible we will be up there :).
