    So this weekend we flew to the Gold Coast and bid at an auction. I'm pleased to report we won and we paid less than the limit we set ourselves :).

    We had my parents there for support and two forum members who we quite frankly would not have nailed the auction as well as we did without their advice and guidance.

    I am continually reminded what an amazing part of the internet this forum is, the genuine kindness afforded me by you all but in particular the two people who helped me today blows my mind. Great investors, great friends and amazing mentors :).

    Thanks guys (you know who you are, I didn't know if you wanted mentioning or not :))

    Oh and I know most of you like numbers so without including the depreciation schedule the yield is 4.4%

    Great stuff! Noticed you asking questions on the forum in prep for the auction.

    No need to disclose the location, but what were the main reasons for buying this specific property?

    It will become our PPOR in the next 2 years or so and our current PPOR will become the IP :). The house ticked every single box for us and we did our sums on what would work for us and we got the place for a shave under that figure, when the only other bidder dropped her increment to five hundred bucks I knew I had her and we still had a few more thousand in the tanks :).

    What a thrill though, probably one of the best experiences of my life :)

    Certainly explains why you put effort into preparing for the auction. It certainly would have had the adrenalin pumping.

    Knowing the property, yield isn't where the money is (CG!!). As such, I wonder if you shouldnt find a way to move in and make it your PPOR from the outset... CGT considerations, investment stamp duty, etc.

    Pretty great that you weren't bidding against my old man :) might have cost you a few more bucks
