Okay - I actually got a builder to build it, but I designed and we kitted it out from lockup onwards. It's now sold so I can put up the "for sale" website ... with the new and improved photographs ... https://www.realestate.com.au/sold/property-lifestyle-nsw-pokolbin-700059018 I'm a little sad to leave this home as it is beautiful to live in ... but it's gone to a younger family who fell in love the instant they saw it. Time for the next project ... ... that will definitely include louvre windows! These new louvres and amazing - seal tight - can be left open day and night with no fear of breakin - and throw the most amazing rainbows throughout the house (no photoshop required)

Honestly - no idea. Somewhere around $600,000 complete ... but we did a lot of the internal work ourselves (or bought in our own contractors - tiler, plumber etc) after being quoted $250,000 to "finish". The builder was more than happy to hand over and will be doing our next project too

I have the same "problem" in how to catch all that outside scenery and bring it inside! Pics taken from the deck. Will need lots of glass.
Back to the beach - bought a renovator/extender located 3 blocks back from the surf and popped down to see the draftsman yesterday

I used e-glass ... it's a bit more expensive but we basically found we only needed one window with curtains (the long spread in the lounge room) to combat winter heat loss ... and the house stays toasty despite regularly falling into the negatives. Does the reverse in summer - keeps the house cool until really late in the afternoon on those 40 degree days
