    Not yet...I am purposely...on the go slow...kinda of like a sloth..I don't want to startle the even slower natives.....still the Pest and Building to go...

    It has been said here before, you can put forward any conditions really. Each situation will need to be treated individually.

    re rapport, do not think you need to think about it, people can probably sense if your serious or just pulling a leg.

    Then there will be a list of things that are 'deal breakers' from the B&P for you and to continue with the sale you will need the price adjusted ;)

    Now that is gold Simon....agree with what you say about agents...this is exactly what happened to me today!

    I just put under contract a on a old 3x1x1 house on just over 400sqm of land for 232k....it is only about 11 klms of the city of Adelaide.

    It it rented for $265pw...the house could do with a tidy up.....new houses in the area are going for 420k plus for a 3x2x2. The median is about 360k. The land val is about 225-230k.

    Do ya think Iow balled...well sort of...initially offered 240k after Xmas....then 232k.....it got accepted.

    Now waiting on the Pest and Building....this is hard work....

    This agent is now my best mate after he told me about another listing for 360k odd no on the market...i offered to buy it off him as this property is only 5 klms from the city.

    Yes...looking at a couple more low balls now.....very slow going...hard work.

    Fingers crossed P&B is ok.....this time I am getting someone with a Thermal Imaging camera...to look over the house. Expensive but worth it.

    Anyway, back on topic, for lowballing i blame my spouse :)
    Its much harder for an agent to argue with you when you are both on the same side and the opponent is your spouse ;)

    ....good if your on the same page, can't hurt, I like when an agent goes for what they think will be a soft target to only get hit harder than what I do.....lol

    Ta Sash... I need to keep trying to read and write (but understand the spoken language most importantly!).... Chinese language can be very overwhelming, and I didn't grow up knowing any of it. :(

    I notice heaps of Chinese speakers (Mandarin and Cantonese) where I live.
