Take it your perhaps a bit nervous with your 1st post & Q's @LCK ? fear not! great bunch of helpful peps on here who won't be judgemental, we all started somewhere, made our own mistakes. Sounds like you have a good heart letting the young mum in, did the same early days, had the same effect with boyfriends etc, no cops or damage fortunately however there was loss of rent, even had to shift all her gear to her mums for her to get the place back available to rent. Whilst I'm not up with NSW rules PM doesn't sound like he/she is on the ball, perhaps mention what area the property is in and others on here can recommend a more suitable one. Assume your correct with notice to enter, what it is in WA. Provided PM has all docs in order I believe it shouldn't be an issue with Sheer's, unfortunately sounds like a visit to court.
