    Terry just wondering about the possibility or practicality of using a college lease as collateral . May seem like a silly question as it is more a service ability (income) play. But it doesnt hurt to ask or know these things.

    It is possible to mortgage a lease, but I know nothing about any lenders willing to lend against something like that.

    Thanks Terry. I would have thought you could mortgage the house as you own the house but not the land.

    You own the land but not the house! Have you ever noticed that the sale or purchase of land is done under a contract for the sale of 'land'. You buy the land and house is part of the land, it is attached to it and is incorporated into the land.

    No you dont, you cant own the Land on a college lease if you did then you wouldnt have to lease it and it wouldnt be a college lease. The council owns it or at least controls it to fund schools. You only own any improvements on it. And yes I have noticed on contracts the land is not included in the sale of the property and is subject to lease fees, this is one of the most important details to look for in contracts.

    If you are talking about a lease then no you don't own the land.

    A College Lease is where you lease the land from a financial endowment ( legal structure to manage real estate to the will of the donor)

    That sort of lease could still be mortgaged.
