Just make sure you get LL insurance in case he/she accidentally blows up your IP whilst bomb making

That is somewhat stereotypical and could be grounds for deformation (and reporting the post)... He could just be employed as the "bag maker" that the bombs go inside of. He may set up a tannery in the bathroom. Include that in the contract

I worked with an absent-minded but academically very clever fellow.

He has a middle eastern background of sorts.

He rented a room in a house in Sydney, but was instructed under no circumstances to enter the garage, so he didn't.

One day in late 2011, it was raided (pot) and he got hauled away as a terrorist. Unfortunately for him, he had taken a few pilot lessons and as he tells the story, had only learnt the basics of taking off.

I have a feeling this thread is gonna hang around for a while. Every now and then one of these comes up and boy, does the forum light up!!!

By the way OP, did he request to have the windows blacked out as well? Also did he pay 12 months in advance on the condition that no quarterly inspections were done?

After his vest goes off, not only will he be 'depreciated' but also anyone near him and any other property close enough in the blast radius. I'd consider him 'depreciated' then...actually I'd say that he's been 'written off'.

FullyLucky, if you are suspicious you can call the National Security Hotline on 1800 1234 00. This is information from the website:

National Security hotline is the single point of contact for the public to report possible signs of terrorism. ... Small pieces of information can help protect Australia from terrorism. Australia's national security agencies are working hard but members of the public can help them complete the picture. Some of the best people to spot things that are out of the ordinary in a neighbourhood or workplace are those who are there everyday. As we go about our daily lives, we can keep an eye out for anything that may seem unusual or suspicious. Whether or not something is suspicious can depend on the circumstances. Look at the situation as a whole. If it doesn’t add up, call the 24-hour National Security Hotline. Trained operators take every call seriously and you can remain anonymous. Information is passed on to Australia's police and security agencies for analysis and further investigation. Remember, every piece of information helps.
