Termite management system installation

    Hi all,

    I'm looking at a contract of sale for a brand new property and the vendor has included a certificate of installation for a termite management system.

    According to the certificate:

    - A chemically treated soil termiticide management system was not installed
    - Reticulation system details: Was not installed

    - A physical or termiticide treated material termite management system was installed and the following types of systems are
    – Termiticide treated sheeting system
    – Sheet material system installation to slab penetrations
    – Product installed is Homeguard PB
    – The physical system was installed in perimeter cavities and PVC pipe collars
    – Service life is 50 years

    - Concrete slab construction. This section is ticked Yes but no details are filled in. imgur.com

    The certificate also provides a diagram showing the location of the installed termite management system. imgur.com

    This is the first contract of sale where I see such certificate so my questions are:

    - if the vendor has installed a termite management system I assume there is/was a presence of termite?
    - is that a red flag to stay away from buying this property?

    Not at all. It’s great that it’s been installed and doesn’t necessarily mean there are termites on your specific block at all.

    It’s to prevent termites in future.

    You still need to have termite inspections and not pile earth up against the slab edge etc - the barrier forces termites into the open where they can be spotted - if there are any.

    As per @Joynz :cool:

    Every build should include these additions (and many do), it may have also been a council requirement to have the certificate included, if anything this is a plus for this property ;)

    There are termites across most of Australia, only exception is Tasmania (too cold in Tassie).

    Otherwise a termite system must be considered and installed for a new build or extension where required. eg not needed for steel framed, concrete, mud homes etc where there is no timber framing

    When you move in you may find a sticker inside the meterbox. This must not be removed. You may require an annual inspection of the system for any warranty to be maintained. Cost around $200 Ours takes around 1 hr and is a comprehensive detector review of the home and external entry points. The common granite barrier system may show "pillars" or tracks to the slab and piles of little pieces of granite. If you ever see this dont touch it and contarct the pest company. .
