Termite damage - help

    We have severe termite damage to townhouse 6. Amazing that the PM or tenants had not raised the visible damage.

    We own all 6 townhouses. A block of 3 in the back and 3 in the front.

    Any recommendations for termite treatment person ASAP please. Properties in Parramatta region.

    Gees that's unfortunate!

    Step 1 - Treatment to kill the pest and stop further damage ASAP
    Step 2 - Building inspection to see if still safe to inhabit, if not relocate Tenants
    Step 3 - Obtain quotes for remedial works
    Step 4a - If insured, present quotes/seek approval to proceed with work
    Step 4b - If no insurance, choose quote and proceed with work

    If it is an insured event, go with a reputable business for Step 1 to make sure you've got good reports and documentation of the event etc as the insurer will surely be looking at any way to get out of paying

    Termite damage will not be covered by insurance.

    As it can help to educate the rest of us.
    Also for the Ohhh, Ahhh factor :rolleyes:

    Actually there is insurance cover for termites.
    It can be taken out when signing up to a long term treatment/prevention plan.
    These are often ignored due to the cumulative costs of inspections and the policy.

    @Michael Mitchell has it pretty much covered.
    I'd just get some builder quotes to repair

    Since the OP didn’t mention the warranty you get through Kordon etc, I assume they have not embarked on this!

    In addition, check for water leaks
    Either plumbing or wet area leaks (even a dripping outside tap is enough over time)
    Termites need water/moisture, it often is the reason why they are there.

    An update now that it has all been fixed.

    it took 5 or 6 months for the baiting to get rid of the termites and then a couple of months for repair work. The building was only 8 years old and everyone was surprised it got termites in the middle of Sydney. Repairs and termite treatment cost $25k ish plus loss of rent.

    I don't know why everyone was surprised?:confused: Termites are very active on the Eastern seaboard.
    What was the entry point @snoopy ?

    The loss of rent may be claimable against the LL or buildings insurance policy as the property was uninhabitable - did you go down that avenue?

    Thanks for the updates. Would this have been around Parramatta North/Parra Lake?

    Was there no termite protection system (physical and/or chemical)
    installed?

    Were the termites found as part of a regular Termite inspection?

    Was thinking the same thing, 8years old, it should have a barrier.

    Chemical barriers get depleted if they aren't kept topped up, as good as watering the garden to keep the termites out.

    Surprising but some council areas don’t mandate barriers for new builds even now...i bought in Hobson bay council area in Melbourne last year 4 YO townhouse and there is no barrier. I thought the agent was trying to pull a fast one when he said one wasn’t needed to meet building code but when I checked with council he was correct...apparently the area isn’t classified as inhabited by termites...I asked the council if they had installed a sub terrainian barrier around the suburb!!!!:rolleyes:

    Yep, not required in a non termite declared area. But that doesn’t stop a barrier being installed by the builder!

    The problem is that there is often opposition to officially declaring an area termite affected because developers/builders don’t want to increase building costs.
