Tenants with pets

    I was looking for something th eother day, and I was shocked to see a friend who seemed completely normal had photos in public of a pony inside the house, I also know they rent....

    Then I was at another persons home who rents, they have an outside dog and cat, the dog was all over me & the cat was using the hall carpet as a scratchpad (they got kicked for pets in last place a year or so ago.

    I can see why so many have "no pets" on ads....

    We all hope our tenants try and look after the place, what made me write this ?

    C'mon property managers and owners, what have you seen (I mean accidentally, not how your place was trashed)

    Went to a kids b'day party last Sunday in sw Sydney :oops:
    These tenants have been in the house for 8 weeks :rolleyes:
    Have lots of complaints about the place they recently rented :confused:
    None justified from what I could see (oh it's a cold house)

    They have a Kelpie, I watched it run non stop for 4 hours, between the brick fence to the shed it leapt up on to, across to the house and back along the brick fence again, zig zagging periodically to ensure every square inch of lawn is killed off :eek:

    And they see nothing wrong with this o_O

    (I won't discriminate, but tenants without are more financially appealing)

    Up here in "Outer Brisbane" (Logan, Ipswich, Gold Coast, etc.), almost everyone has a pet. Sometimes we joke that you have to be careful with the ones who don't have pets! I only have one client in my portfolio who refuses pets- she's had to accept a distinct increase in letting times and reduction in achievable rent.

    In 99% of cases bad pets are owned by bad tenants. My theory is that the kind of people who have pets that ruin things (and they don't rectify it) are going to ruin things on their own without the help of their pets. I can't remember the last time I've had issues with pet related damaged in a situation that hasn't also involved issues with the tenants themselves.


    @Stoffo People laugh at me for being a young man with a lazy Maltese (instead of some big butch dog!), but he's the happiest dog alive and never needs to be walked. It's sad seeing high energy dogs like Kelpies, Border Collies, Cattle Dogs, Blue Heelers, etc locked up in a small yard. Some of those breeds could be run for three hours a day and still have too much energy for a suburban yard, let alone the fact that most of them never even get walked. The people who keep their Dogs like this are just on another planet...

    A reason not to let pets into a property. This cost me $600USD just to get rid of the smell. Had to replace most of the underlay as it was putrid. The marks are the remainder of urine and the pile of dirt is dog hair that we vacuumed up before the carpet was cleaned.

    We've always allowed pets and (touch wood) we've had no issues.

    Kids can do more damage! Ours trash our place - then the pet swoops in to clean up the mess.

    Kids do more damage than pets ever will IMO

    Its pointless disallowing them, the only reason would be damage related. But regardless of whether damage came from human or not, tenants need to make good.

    And it can all be minimised by choosing good applicants to start with.

    We once had tenants ask if they could keep ducks (large yard). We said yes. I called in one day to slip a note under the door, peeked under to check it had not slipped under a mat, and noticed fluffy "stuff" all over the floor.

    Then I noticed duck feet. I called them to be told the ducks had either caught a cold or just were too cold in the yard so they put them upstairs :eek:.

    They were great tenants in all other ways but we suggested they might like to move somewhere more rural.

    And a family I know had a small piglet that used to go through their doggy door until it got too bit and then simply one day went through the doggy door and took the door with him. They learned to leave the (flyscreen mesh) door open for him to get in and out easily. This was a HUGE pig.

    She told me one night she put piggy to bed in the TV room, didn't have the heart to wake him to put him outside, so put a blanket on him. Went to bed, and found a few hours later, piggy had come up the stairs and was nuzzling her awake to let him out.

    She told me this with a straight face, like it was normal to tuck the huge pig into "bed" on the sofa and then have it (large, fully grown pig) wander upstairs to be let out for a wee.

    Lovely family, lovely lady and very, very entertaining.

    Yes, I also know someone who fell in love with piggy, but tney did not let them in the house.

    I will see later what funny pics i can find at random regarding so called pets.....lol

    We requested no pets on the add for one of our IPs last week, both applications received have dogs. We have accpected an offer and the guy has two dogs . Goodbye carpet! Perth market, beggars can't be choosers. Everything else on the app was A+

    What breed of dogs? You can minimize the risk of damage by favouring larger outside breeds and requesting rental references with information relating to how the pets were kept.

    If the rest of the application was A+, this person sounds like they're more than likely a responsible pet owner, which means taking care of the carpets and keeping the dogs outside.

    The PM will probably also point out to the tenant that you've had bad experiences with pets before and you're particularly sensitive to the fact that he's got Dogs. You've shown good faith by accepting his application so he needs to be REALLY careful to make sure they don't come inside or damage anything.... as the tenancy progresses, the PM uses their hawk eye and badger nose at inspections to root out anything suspicious!

    It sounds like you got a good one, so don't be too nervous about the Dog on the carpet :)

    The house behind me is rented. New tenants moved in a week ago.. and they have a tiny rat dog that barks no end.. but then we heard a lot of 'quacks'.. thought the dog was just weird. Peeked over the fence yesterday and they have multiple ducks both inside and out..

    We have rat dogs too, but we own and have hard floors.

    I love how many people we know who have "outside" dogs....what a crack up.

    I could tell a real funny story, but will keep it short, I know a LL that kicked a tenant for having a dog not on lease, after 2.5 months, they finally got an applicant after fully painting etc, day after move in, fido and pet cockatoo moved in, lol....agent wont do a inspection, that is a given.

    I encourage landlords to allow outdoor pets if the house is suitable.

    I've had an application that included an indoor horse. They were going to take the entire back door off to allow a "pet door" do the horse could go in and out easily. They told be it would sleep on lounge room floor. Denied application - this was christies beach.

    Another application for 3 ridgeback dogs and a goat - denied this one too.

    We accepted a man at manningham with pet rabbit. He ended up having 300 rabbits - had to evict him. His ex wife was bribing us with thousands of dollars to not evict him because she did not want to take him in again.

    I had tenants with a staffy that dug my whole yard up, also under the concrete pergola floor and wrecked the termite barrier. Another time I found empty rat cages in the garage on an inspection with no rats to be seen and I made them vacate at the end of the lease but when they left the whole house stunk of urine for months, I had to get the carpets cleaned twice.

    My Mum's IP had a flee infestation from the tenants having 2 cats and we thought at the time it was a bit strange that they vacated 1 month earlier than the lease expired but they still payed the rent.
    Anyone that knows about it, knows it's one of the worst things that can happen in a rental as you can kill the adult flees but the eggs keep hatching in different cycles and near impossible to kill with pesticides. We had the carpets cleaned multiple times and the pest controller out a few times then flea bombed every second week for 2 months. No idea how these people lived in there with 2 kids, within 1 minute of walking into the house you would have at least 10 fleas on your legs.

    I normally don't allow pets but most people have a cat or dog here, they either remove the pet on inspections or get caught with it and receive breach notices and tell the PM they've removed the pet when they really haven't.
