Tenants want to lay brick flooring under boatshed. Thoughts?

    Hi there. I'm a relatively new landloard. My tenants only moved in a few months ago and during the first inspection (which was very good) they asked whether they could lay a brick flooring underneath the boatshed in the garden. My property manager had no problem with it & gave me the 'it will make the property value go up in value' line but I couldn't help thinking about a worst case scenario where damages encountered requiring professional repairs might cause a dispute in who pays or if they don't do a satisfactory job/don't finish it then how do I proceed with holding them accountable. I personally don't mind because they're covering all the costs, and I didn't have any plans for that flooring area anyway but would appreciate thoughts on if people have agreed to this type of renovation before & measures to put in place.     It's just dirt, I'd let them do it. Even if they do a half assed job it will be an improvement.

    I have often told tenants that they can do improvements providing the improvement stays at the property when they leave, and the improvement is done by a tradie.

    I don’t see a particular issue with it. You could just ask for a few more details on what they plan to install and how they will do it.

    You can get pretty good results just laying bricks on sand (brickies sand), especially if the floor already has a layer of crushed rock.

    Will you get them to remove the bricks when they leave?

    Minimal chances of anything going wrong, but best to cover yourself anyway. I'd just get them to email through their intended method and materials- what sorts of bricks on what sort of base and whether they're using a professional or doing it themselves. If they're doing it DIY, have they got any experience with this sort of thing?

    Looks like a good improvement to that area. Not sure how useful it is, without a floor!

    Maybe just check with the landlord policy,and see if your covered for any unexpected injury while they install the floor ,it's not up too the property manager ..

    Have you any suspicions that they may be dealers of certain illicit substances, and at the same time looking to "...streamline the sales force..."?

    As you can appreciate, this might not be ideal for any future sale of the property (assuming that the "brick flooring" has not been done in a professional manner).

    That's a good idea. I'm still waiting on the specifics/plan on how they will do it so it's good to know as another option if they don't sound experienced enough doing it permanently. Thanks

    Thanks for the advice! They say they have experience but I did ask for the specifics like you suggested and waiting to see if their plans are appropriate.

    A boatshed in the backyard! Is there a lake as well??? :p

    Laying pavers is fairly easy and even a bad job isn't hard to roll back later. Ask a few questions, but overall I wouldn't have a problem with it.
