Tenants want to chop dead tree branches by themselves

    Both tenants and PM need to be disposed of Asap. Tenants are garbage and PM is magnificently incompetent.

    did anyone successfully dismiss tenant due to their harass, intimidation or abuse?

    It would be nearly impossible, i doubt tribunal would find this in your favour. You could probably find other things to breach them on though which would hold up better. Alternatively just don't renew at end of lease.

    You would probably require an AVO before a court would entertain it.

    Not in Victoria! For example, here it is fine to make noise on a building site from 7am in the morning M to F - and from 9am on weekends.

    What is your source for this being illegal?

    Maybe tenants lied to you. I've seen it happen.

    Have you asked the tenant NOT to contact you ?

    I would simply put everything on hold , till the lease is up
    then , off the tenant and manager

    I agree 100% with the sentiment here. You need a new Property Manager AND a new tenant. Start with a new Property Manager and work with them to find a new tenant.

    Frustratingly, it's next to impossible to win an order to terminate on grounds of objectionable conduct. The best option for you will be to provide notice without grounds at end of lease, then prepare for battle.
