    Surely if he had engaged the services of a Property Manager they would be liable for at least some of that?

    Maybe. My mate hired a PM in Perth. The PM failed to evict the tenant after the tenant became a problem because the PM failed to file the paperwork correctly. After that the tenant damaged the property before they were finally evicted. Insurance did not cover malicious damage and the PM didn't want to know about it. I guess he could have taken legal action against the PM but it would be expensive.

    Wait. What? It was renovated 3 years ago.. Condition report should've been from when the tenant moved in, not 10 YEARS ago! This company should be out of business if that's truly how they operate.

    That's what I was thinking. The townhouse we recently renovated for another investor had no entry reports available.

    Wow, at first I thought that maybe the owner had not optimized the use of his property.

    But, the whole story goes to show that you the owner have to know the legislation and follow up on every detail to ensure the property manager that you are paying is actually doing their job o_O

    Another very disappointing story :mad:

    So the property managers have lost the initial inspection reports?

    Awful. Just awful. So their professional indemnity insurers are going to have a bad time.

    Until the insurers decide that, due to some exclusion, the property manager is going to have a really bad time....

    This scenario doesn't sound particularly ideal...

    Agree....both the Tenant, the PM AND the Owner are at fault here.
