Tenants requesting new dishwasher

    I currently have pretty good tenants and they're paying about $500 a week. They have requested a new dishwasher saying that although it works, it is old and doesn't clean very well. What's interesting is that they have offered to pay half the cost of a replacement. Do you think I should do it?

    Is it old, or do you doubt them?

    If a dishwasher was there when they started renting the property it sounds good to me, you pay 1/2, they pay 1/2, the taxman chips in

    Happy Tenants, that as you say that have been good tenants

    You may even get a few bucks by selling the old one cheap on FB Marketplace or similar

    Did similar here when I became a rentvestor. Oven was original (10ish), worked but was very basic. I asked the PM for permission to change it for one of my choosing, since I use my oven a lot. I didn't think of asking for a contribution, just got the owner's agreement to pay half if my tenancy wasn't renewed at the year end (so guaranteed min 22 months use). Same thing when the microwave failed: I bought a $299 Panasonic rather than being supplied with a Target $49 special.

    Them paying half? Absolutely I would accept that offer immediately. Sell the old one as suggested above

    As others have said it sounds like a win win and your tenants possible sounding their intentions to be around for a while

    Some might suggest you pay for the new dishwasher & installation in full as the old one is 'broken' & scrapped. Don't forget to update your depreciation schedule.

    Then get the tenant's 1/2 in cash, and sell the old d/w somewhere.

    We often had tenants requesting for items. Hardly any offered to pay ;)

    Sounds like a good deal for you. Go for it. Hope your good relationship with the tenants continue and they don't want to be reimbursed for their share when they vacate.

    I'd be asking for something in writing that you are sharing the cost and they will not ask for reimbursement, nor remove it when they vacate. ;)

    Definitely! Half price dishwasher and you can scrap the other via a write off that should be in your current depreciation report. Once all is said and done you'll barely be out of pocket, have a new dishwasher to write down and have happy tenants. No brainer.

    So who owns the dishwasher when they vacate??? Do you buy them out?

    No, the PM would just put it in writing that the dishwasher remains upon vacate and is the property of the owner. A good one will anyway...
