Tenants request fixing toilet roll holder - how handle it sufficiently?

    My managing agent has just informed that tenants requests fixing toilet roll holder and the agent asked me if I want a handy man to attend this fixing. Basically, a toilet roll holder can be replaced within 15 minutes by most people. However, as my IP is interstate, I cannot go there and fix it. In the past, tenants kept asking little things repairing, costs few hundred dollars. Therefore, almost rent has gone.

    What are your suggestions in this circumstances? How to handle it better? Thanks

    Tell them to replace it and send you the receipt.

    A large nail/spike in the door to hang the date roll will suffice.

    Small maintenance stuff like this are gunna happen, could be as simple as a leaking tap washer, loose door screw Either have to suck it up and pay someone to do it or don't buy IPs far from where you live so you can fix the small stuff yourself

    Tell tenant to sit roll on cistern for time being.

    Next time you're out there you can fix it properly.

    Actually Somebody could start a niche business looking after properties for interstate investors.

    Landlords could just go on line and request a job be done and then pick the best quote.

    I'd call the business "airtasked"

    Exactly!

    You can't expect the tenant to do this stuff. Any sensible tenant would refuse in case they accidentally damage something.

    Should be tenant responsibility. When I moved into my rental place i had to install toilet fittings including seat, all light fittings, curtain installation, shower head, etc. Spain though. But my Australian house i would still expect tenant to fix something so minor at their expense, depends on what's in the lease details though i suppose.

    In Australia all repairs are the landlord's responsibility.

    Why would a tenant do it? Crack a tile while drilling for the fittings and the landlord will come down on you like a ton of bricks.

    Europe is totally different. Friend leased an apartment in Dresden, Germany for three years - and had to install her own kitchen! AND remove it at the end of the lease!! Luckily she said there is a big trade in second hand kitchens.......

    If this is in a Complex, hope your PM is also the Onsite Manager. They usually charge very minimal.

    If its a house, perhaps wait for other jobs and get done together. If there's a second toilet, chances are they'll break around the same time.

    A few years ago I worked with someone of Italian background and he told me it was very common in Italy when people moved for them to take their entire kitchen with them. I think he was referring to apartments only and I don't remember if this applied to owner occupiers or renters.

    Similar story in some other countries, people would walk in, take kitchen and bail. ;)

    Surely this would be in the context of long term (many year) leases though.

    Typical on pre-handover on Aust construction sites. Whole kitchens and appliances disappearing overnight.

    The tenant normally will not proceed with maintenance as if they do damage to property while completing the maintenance they are then responsible for repairing damages caused. The handyman you will be looking at $80.00 for the repair but in the long run if you have a tenant that is not maintenance savvy you could end up with a missing wall or holes throughout it.

    lol....not the cistern (it ends up in the bowl), I put it on the window ledge on the place I am fixing, I should milk the owner for a few hundred bucks and tell them it needs a roll holder. I wonder why they put a window ledge there ?
