tenant wanting roof to be insulated

    whos fullylucky? haha in brissy it's cold for like a month n a bit in winter idk i just don't feel the cold that much.

    Bradfords Soundscreen batts R2.5 in walls and ceiling. Skillion roof with just 12cm of ceiling space so got these batts because they have the best R value for the thickness.

    In a different climate, or with a different roof space I would have added more/ different insulation.

    The Your Home guide is vital,reading and gives great advice specifically for each climate area in Australia and the way a house is intended to operate. For example, the choice of bulk or reflective insulation, as well as moisture control is a multi faceted subject.

    So, it would be prudent to keep quiet about a $200 pw rent increase to fund a 2nd storey addition lol.

    Yes. But requirements for both amount and type can vary between climate types.

    Yeah, it's something they should bring up at the start of the tenancy. They rented as is.

    Hmmm. I'd be wary with this one. You could opt to install the insulation and the current tenant might still opt to leave at the end of the tenancy. Either way you've just forked out for something that is not visible and thus does not add to the aesthetics that get a property leased.

    I'd be wondering if there are money hassles the tenant is having and they are seeking to reduce electricity costs of heating to combat this. If this is the case they might be a tenant that will start to default on rent, or leave at the end of the tenancy.

    If you choose to install insulation, the rent needs to go up. Otherwise the freebie upgrade requests might start coming thick and fast.

    they've been there for 5-7 years. i only bought it bit over a year ago.

    Ultimately, if they chose to leave, the cost of re-leasing is presumably quite a bit less than the cost of putting in insulation.

    We had insulation installed under the government scheme and a few months later it was removed. I didn't notice any difference at all. We've never bothered to put any insulation back in.

    Still, agree with @wylie , if it's something new they want, it's negotiable at the start of the the new lease and they should pay more if they want more.

    You can have ceiling batts installed gor between $6-10/m2 depending on quality and r value of batts. They have been good tenants for 5 years, if anything they did you a favour by reminding you to do it.

    I personally would have done it, the fact that so many people in this country live in houses that perform shockingly from a thermal pov always makes me shake my head. Ultimately it might not be aesthetic but it is something that impacts the liveability of a home on an everyday basis. A home thats constantly freezing in winter, hot in summer, doesnt have great natiral light and has a big electricity bill just isn't an invitinf proposition.

    We live in a country which gets oretty cold un winter and very hot in summer, having zero insulation whatsoever is crazy to me.

    Personally i believe that in the future buyers and tenanrs are goinf to be a lot more discerning and knowlegable re this topic abd rightfully so.
