QLD Tenant requests to leave her partner out from lease agreement in order to get bond loan

    My colleague who self manages a property in Brisbane told me that one of his tenant candidates asked him if it is possible to just list her name on the lease.

    Below are the facts he told me:
    The candidate has a daughter and a partner.
    Her partner will be paying the rent.
    She is not working.
    She would like to get a bond loan.
    She asked my friend not to list her partner on the lease.

    Is it reasonable?
    Or it smells fishy?
    In terms of landlord insurance, if her partner is not in the lease, what consequences will be there if there is a need for claim?

    I wouldn't accept her application. If she has a partner who will be paying the rent then they should be able to come up with enough money for a bond. Obviously she has no issue lying to centrelink and to get a bond loan from wherever she is getting that so she wouldn't have an issue lying to her property manager. Tell him to keep looking for a better quality applicant.

    She wants money from the tax payer & she's leaching off her b/f. Sounds like a real viable and trustworthy prospective tenant IMHO.

    What if they part ways, and she leaves. You are left with someone not even on the lease. How do you get him out? Next applicant please!

    will they be committing some sort of fraud? if so do you want to assist?

    It would be in your best interest to have both on the lease so that you are two people you could chase for unpaid rent if things go bad.

    Run, run, run, run! There's much better candidates out there. Everyone living in the property who is over 18 should be on the lease.

    1. bond loan has nothing to do with Lessor/Agent so this is irrelevant information
    2. all adults proposed to live in the premise should be on the lease, only trusted(proven; re: responsible/take ownership of problems) tenants should be permitted to have 'approved occupants', even then, only in certain circumstances.

    They should get a property manager so that such requests don't even get passed on. They'd be crazy to agree to it

    Sounds as if she is on Centrelink (possibly single parent) and does not want them to know she actually has a partner. Also probably also going for rent assistance!

    Scamming the taxpayers, and those genuinely needing Centrelink.

    Then again, maybe I am just suspicious.

    get the names and then report them to the centrelink investigations centre - so that they can do nothing about it

    Cost of hiring a professional to lease property ain't that much and they take lot of pain to make sure landlords don't have to suffer any pain (which will eventually become property managers pain)...

    Property management industry exist for a very good reason!!!...

    Tell them to get a bond loan through Rentbond. The cost is minimal and they wont need to try and mess around with lease names.

    All parties over 18 must apply and all parties who are considered in serviceability calculations must be leaseholders.

    Isnt the typical Aussie mentality, that centrelink is a right and not a (whatever the opposite thing is called)

    With that attitude, lying to get more centrelink isnt a big step

    You folks haven't mentioned that the partner probably has a bad record and doesn't want to be on the application. A good reason to refuse them.

    Lease hasn't even started already they are asking for "special considerations" don't do it.

    I hate these types of tenants. Don't accept the application unless you are desperate for the money.

    By the way, whenever a prospective potential tenant calls about a vacancy and starts with the sentence "Ok here's the situation..." I just immediately hang up.
