Tenant requesting blinds

    I have a great tenant who pays rent on time requesting to put blinds in the living room. I had initially placed frosted windows in that area to reduce sunlight. I have already rejected her once.
    Should I just get her some blinds, or ask for her to get them herself (would that be unreasonable)

    Yes, reasonable.
    She rented the house as is. Ask her to foot the bill.

    I would do it, especially for a good tenant. It will cost next to nothing (couple of hundred?) and by refusing you risk get the tenant's back up, which breaks down somewhat the line of communication and relationship. I self-manage so I do deal directly with my tenants.

    I would do it too. Actually I would have found it odd that they weren't there to begin with.

    It's hard to know everyone's situation, they're all a bit different. You could probably negotiate to do it (adds to your depreciation tally :p) but ask that further commitment be obtained from her (eg renewing lease, increasing rent, or whatever). Usually try to get everyone a win.

    She's a great tenant , has been there for about 2years. What I find odd is that she brought this up after 2 years

    I'd do it. Seems like a reasonable request and it is something I would have done anyway.

    Have done this in the past at one of my IPs. I footed the bill for ones that matched the blinds in another room, and if the tenant wanted fancier ones, they can pay the difference.

    Also re window frosting: I've always done this to increase sunlight in the room, not decrease. Helps to diffuse the incoming sunlight throughout the room rather than let it fall on a small patch on the floor.

    Agree.
    If the sun is hitting those windows for 1/2 day, I'd put the blinds in too.
    If it's north facing, frosting won't do much at all for thermal reduction.
    It will only help with a bit of privacy.

    Agreed. I be doing it, nothing worse than trying to watch TV and there is too much light coming in a window....

    If she does in fact look after the place and pay her rent on time, get the curtains. Is it Spotlight that have them pre made where you just need to finish them off? Very cheap.

    However perhaps advise the rent will be raised $5pw (when possible), minor increase to cover costs, something to consider prior to making any future requests.

    Yes I'd agree though a simple tab top curtain across the wall would be cheaper than 3 separate blinds.

    Yes I would put them in. Frosting the windows looks terrible and window treatments arent expensive. As Jacque said, you would get out of this for under $150 if you are handy, takes about 15mins to put a rod and eyelets up.

    Its a wonder she is still paying rent !! If i had moved in there and sun was coming in so much i cant even watch TV and you trfused my request then you wont be paid rent simple as that !
    Should of been blinds up in the first place, this is not up to the tenant to start drilling holes to put blinds up this is your responsibility.

    Count your self lucky i wasnt your tenant and had to install the blinds myself and send you the bill.
