Tenant is free riding new non eviction policy

    Hi just joined the forum in this uncertain time as my tenant seems to go down the track of free riding the new non eviction policy during COVID 19 crisis, though she has got a secure job and there is little possibility she is going to lose her job before Aug 2021. Just want to get ideas from savvy people here.

    If you go through some of the PC threads, apparently we're up to non-eviction policy and legislation 7.0 - and they're all the end of the world.

    Meanwhile literally nothing has actually changed with the law.

    Petitions like the OP's are ridiculous right now imo.

    I understand they may not look at this. But at least we show how many landlords will have concerns. And it is just a click. The renters have collected 500,000 signatures as reported in the news.

    Scotty from marketing at its best , and just handball the problem to someone else, the state premiers.,
    He kept negative gearing , which was originally a safety net when interest rates went back up and small profits turned into small losses.
    Interest rates have gone down and down and down since around 2013 with about 4 interest rate drops in the last 9 months alone.
    The savings for someone with a $600,000 loan from 6 years are pretty impressive
    even over the last 9 months , its pretty good.
    We know from history that at least every 10 years world economies face major problems,and this one is a big one , has over 30 years of no recession lulled many into a false security and have just simply got into over leveraged positions with non existent rental returns on million dollar investments.

    This is ridiculous. It's about time the PM woke up to himself and realised who actually is taking the risks in providing housing for milions of Australians.

    The govt must think landlords are rolling in cash. I'll sign that petition straight away.

    On a side note I saw a nice Merc S63 AMG for sale the other day. Reckon it would look nice in my 4 car garage.

    If the govt is directly backstopping peoples pay to 80%, its less likely they would set legal rent agreements aside.

    ScoMo just announced a moratorium on evictions for six months and said “a lot more work needs to be done here”

    From his original announcement last week I thought he has no intention of additional breaks for landlords and was just passing the buck to state premiers.
    Anyway in a few months time its tax time so the losses can all be claimed against income.
    Just means the losses will be a little bigger this year , especially If you cant sit down with your tenent and find a half way point.
    50% of something is better than 0.
