Tenant didn't pay gas, default on my name.

    Pester the hell out of your pm. They know their obligations and get them to follow through - the tenants have just resigned the lease and have committed to the full term. If the pm won't do it give them the flick

    Yeah, I was doing an err...what ... when I read teacher, but that is all good, teach her something :)

    With the new lease, have they signed up to pay water again ?

    I think this is just an ongoing, continuing debt, as long as it remains on the books for the PM, one thing I would do is tell the PM your not going to let it go (if this is what you are thinking).

    She said she is a a teacher so she cannot take any phone calls and so she cannot have time etc..

    What you said was the same as my PM, she told me the tenant is looking after the property very well and she pays the rents on time too. Clearly my PM wants to keep so good tenant for me from she said it would take a while to get another tenant.

    You are right! I got surprised too when I noticed she pays the rents except water usuage bills! She ignores messages or phone calls or emails from my PM
