Tenant didn’t paid rent and now disputing arrears

    It's questionable practice no doubt, but quite common for an agent to sign the F1a after the fact... and it doesn't need a tenant signature to be valid.

    Tenant left and yes new PM inspected property already

    The new agent probably doesn't have sufficient information to represent you, and/or they may have a view on who will succeed in court (ie probably not you) based on the information they do have.

    I'm not clear - the tenant is claiming they spent money on repairs because they weren't done; but you are saying they were done and you paid for them? Are these different repairs? Were they essential repairs (if there's such a thing in QLD?) Had the agent been advised there were repair items outstanding?

    Your new agent told you that,I think they are unqualifed agent, you'd better switch to some others
