Tenant damage where there is existing wear and tear

    Tenant broke a window.
    Timber frame around the glass is rotting and apparently needs to be replaced to fit a new glass.
    Agent thinks that I pay to supply and install the new frame ($600) and tenant pays for the glass component.
    It's not a huge cost, but is that right?

    It's a 90 year old house with wear and tear (rotting wood etc was on the move in inspection report).

    The agent is correct. The rotting timber is definitely your responsibility.

    Pretty straight forward, the rot is owner responsibility, not sure how this could be seen any other way

    I daresay that the window broke due to the timber being in poor condition, wear the lot of it.

    I'd be getting another quote (I had a sash replaced a little while back, as well as replacing sash cords, a sill & other sundry works - so it came in a little cheaper as part of a larger job).

    Thanks, looks like you're saying that it could be a little cheaper. Tenant was using a whipper snipper and a flying rock smashed the glass.

    I'm assuming on a 90 year old house that it's a sash window which is becoming more specialised carpentry. If you're in Sydney, have a look at Darren's website - there's fixed prices and he's excellent with sash windows: sash window repair prices, sliding windows, sash windows. Sydney and surrounding areas.

    He can also do the glass while he's servicing the window, and it might be worth considering servicing the other windows around the property at the same time.

    Thanks for the recommendation. Servicing all windows a good idea. If anyone has a trusted carpenter for this in Melbourne, let me know?
