With new tenants, I usually get Terri, I think it's $220 extra?

The tenants complained directly to the consumers affairs. The PM just relayed the message to me. I could challenge it but not worth the effort.

Not sure what you mean by extra, but they are quite similarly priced.

Well technically the tenant would have to challenge the increase. But I would still ask the property manager to try to negotiate with the tenants before throwing the towel in.

    What Nick said
landlords insurance will protect you from any accidental or malicious damage caused by tenant, tenant's associates, children pets etc and also cover you against loss of rent. EBM and TS are both very good policies as there is no excess applied to rent default claims.

Get the PM to reply back to consumer affairs with a comparative rental analysis. why are they handing it to you?
If it goes no where it goes no where, why not give it a go?

I find it hard to believe that if the tenant challenges a rental increase at tribunal that they will rule to reduce rent below what the tenant is currently paying.....

I thought tribunal was limited to ruling the increase as excessive or invalid

See their rent challenge and raise them an eviction notice.

I got taken to tribunal for unreasonable rent a few years ago.

New agent market rent about 230

One day he says. Hey i got you a great tenant for 260.
    I was like wow.

9 months later tribunal. I lose and have to pay it all back

    What a crock of crap
