QLD Tenant asking for blinds

    Hi

    Our tenant has asked permission to install blockout roller blinds at their own expense. They offer to remove it and fill any holes when they move out. Is that OK or should I now allow that?

    If they will be a plus for the property, installed nicely, why not offer to pay for them (or pay half) and they leave them at the end of the tenancy. Just bedrooms I'm assuming?

    We would probably pay for them if they added to the amenity of the house.

    @hash_investor - do you live in a house without blinds? (assuming that your place, like most others has neighbours, faces a street and is not secluded).

    I'm guessing there are curtains or other blinds now? And they want block out?

    Depending on cost of blinds. If an enhancement to my property. I would offer to pay and maybe put rent up $5 a week.

    As the tenant I'd feel miffed to pay the extra $5 a week.
    I'd offer to do like Wylie's suggestion.

    Blinds are expensive.
    $5 per week extra and you pay it all is going to cost you more than them paying half (and keeping them there at end of tenancy) and you keeping the rent at the same rate

    They could pay 5 x 52 or $260 a year extra or the cost of the blinds like they offered. No skin off my nose what they do. If blinds are expensive like mentioned maybe $10 a week would be better.

    I agree with the suggestion of paying. Then you can choose exactly what you want and get a nicer looking property too (and a happy tenant who may stay longer)

    I would let them pay if they offered, and let them know you prefer they're to be left there.

    I think Melbinvestor is suggesting the tenants want to grow cannabis plants indoors. I personally doubt this to be the case!

    I would ensure the main bedroom has blockout window coverings and pay for it. I wouldnt stay in a hotel with no such window coverings so why would a tenant lease a sunbed ?

    I would try and avoid the tenant paying for it directly for a number of reasons and look at your other options. If it is one blind in a main bedroom (and they are installing it) personally as an owner I would pay for it. A little goes a long way when it comes to lease renewals and future rent increases. If it was all bedrooms in a 4 bed house recouping the cost over a period with a small rent increase sounds reasonable.

    Think also about future letting of the property. Block out blinds might be a nicety for some but for shift workers they are practically a necessity.

    If just the one bedroom, I'd pay for it. In fact a tenant asked me this just last year and I did it immediately. The tenant was very appreciative and the blind wasn't as expensive as I'd expected. If you like your tenants and want to keep them, I'd pay for it.

    The first question here we should be asking is whether the house has other window coverings?

    As a general rule though, there isn't a big deal with an agreement like this. You might even come to some sort of an agreement to leave them there if the property doesn't otherwise have adequate window coverings.

    Why didn't the house already have blinds?

    Just install them, or curtains. Future tenants will want them too.
