    7BFED520-6D34-4D2D-976F-CF3334DF17B4.png this toilet seat cost me a lot and was replaced in my IP last August

    It is now broken

    I bought it from Bunnings, it was put on by a good handyman

    The agent says it has rotted ???????

    Others i show the pic too disagree and say it has been ripped off or even standing on

    These are overseas students in my IP

    It looks as though too the top seat cover bit is turned around and off too ?

    I doubt it has rotten, any professional opinions .?

    I had one tenant who obviously smashed a corner of the vanity bathroom mirror who blamed it on change of weather to cause cracking although no such thing occurred in the years I lived there beforehand. Just replace it with a new plastic seat and increase rent on next review.

    Never seen this happen due to wear and tear. Agree with the above - replace with a cost effective seat and remember it when reviewing the rent

    I don't even understand what I am looking at. Is that seat made of chipboard or something? Looks like a weird material. Go with a plastic one. Timber is a nasty idea in a rental if not kept clean.

    If your tenants are Asian, they may be standing on the toilet seat to assume their usual squatting position. I know, too much information.

    International airport toilets often have diagrams showing how to correctly use Western toilets.

    Replace with a cheaper plastic seat.

    Then no, damage was most probably not intentional.
    Simply a culture clash.

    Sorry , When i say intentionally i mean not what the agent says as that it had “ rotted” but they the tenants had a hand in it intentionally or unintentionally

    Whether it was intentional or not, you're going to have a hard time proving it. So it doesn't really matter. I agree with others. Keep it simple. Replace it with a plastic one from Bunnings. Something like this:

    Estilo Serena White Soft Close Toilet Seat

    Simple, functional & cannot be easily broken be 'rotting' or anything else.

    Serious question, why can't you ask/tell them to replace it? It was just fine when they moved in, right? That's clearly not a rot issue as why would water be that high? It's clearly damage.

    How far above the toilet is the light bulb?

    They could have slipped and fallen.

    Are they foot holds either side? :confused:

    Just wondering in case I wanted to squat on a toilet (NO, I will never do that!), would I chose to squat above the seat, which can be slippery? Or would I squat on the bowl direcly, and move the seat away? Aiiik gross!

    Alternatively dig a whole in the bathroom so no future broken toilet seats.

    Always on the seat not the ceramic.
    I have witnessed injury caused when individual stands on the ceramic and it cracks. It’s as sharp as glass and the injury is significant.

    Too much info? Maybe. The joys of living where cultures clash.
