    Anyone ever been quoted a price so ridiculous it warrants a direct "tell 'em they're dreaming!"?

    I sure wanted to do it this weekend but was too polite.....

    Would love to hear some stories.

    Son has been looking for a house in a certain Melbourne suburb for 12-18 months and found a house he liked and we estimated value between 480-500k.
    Auction day and it was passed in at 480k with the agent ringing my son as he didn't attend the auction,during that conversation the agent said the vendor was after 600k but would take 580k..really!!:confused::confused:
    I felt like showing the agent the joker card.!!

    Last weeks SHA was one of those moments, sellers expected over 100K over market.

    I once called and agent to check a price. I told him i thought the place was at least $150k overprice (was on for $750k). He agreed but said the sellers beleived it was worth that much. He was keen for me to put a low ball offer in just to give them a reality check.

    This annoys me as the sales agent effectively probably bought the listing and is now going to spend his time conditioning the vendor down. If the price was so unrealistic in the first place, why take the listing?

    Yep. This happens. I ran a feaso on a 30 lot subdivision owner wanted 2.5m, I showed the agent another one (29 lots, less than 1 km away) that had sold 8 weeks prior for less than 1.5 and I asked the question "where is the other million?". I am still waiting for an answer.

    I think a large number of the people on housing reality TV shows seem to be in this category! Used to watch selling houses, and was always amazed that people couldn't understand why their house had been on the market for ages. If it isnt selling for that long, chances are you haven't priced it near fair market value IMO.

    mind you, every now and then you see a sale price of a house you are familiar with and are amazed that someone has paid what they have, it only takes one person I suppose!

    Can you still find unit sites at $50k/site? Not in my parts, more like $300k/site

    An agent in ashmont was advertising a house that was worth 130 to 145k to take three months to sell for 220k

    I couldnt stop laughing

    For secondary locations yes a few sub 50k not many now tho. Average is 50-100 or more for beachfront or stellar locations Shoalhaven and down.

    Yeah get these all the time. The ones that really blow your mind are the ones that you laugh at the asking price and then some idiot buys it.

    Agreed! So many of them are still living in la la land up here.....

    Is there the same sort of behaviour in Perth or is it a top end thing?
