    Builder sq is 9.28 sqm. So when they refer to 24 sq home they are refering to 222.72. This includes the porch..alfresco...garage...living...etc.

    Typically when people compare pricing they look at the per sq (per 9.28sqm) build cost. The smaller home (under 21sq) will cost between 11-13k per sq. A larger home more than 22sq will cost 9-12 per sq. Assume that this is not a high end spec.

    I have some people who are dreamin' who think they can build a high end spec for 10k/sq.

    I've seen some lots advertised on Facebook for 277k. Surprisingly I get targeted for alot of property related posts...

    I was interested in building and then selling but I just couldn't make the nos stack up unless I got a good offer on the land. Why Tarneit? There are so many lots listed on Gumtree so I would have thought there would be quite alot of downward pressure.

    Hmmm. I am interested in knowing what sort of numbers would prompt you to purchase a property considering buy build and sell?

    There is Tarneit is a no go zone.....too much speculation which has ****** the market.....be very careful. The numbers there do not stack up there...

    One square = 100 square foot in old money = 9.28m2
