The size of this block (approx. 1200 sqm) will allow 4 units/townhouses on the site. This has already happened on this street, a precedent has been set.

i was looking in the banyule council areas - further up to eaglemont, rosanna and there are sites with GRZ Sch 2 site coverage 40%. so if you have a 900sqm site. you restricted - looks like it is much better further down.

    Further to @melbournian 's post :

The western suburbs of Melbourne are certainly enjoying lots of growth due to migration. However the growth is not dependent solely on migration. Every year babies are born to fuel the population. And they grow up and have babies and so on and so forth.

There is a growing contingent of the migrant population in the west that are fond of having multiple children per family. It is not uncommon to see 5 children to a household. You don't need to wander into people's homes to see it... it is something that can be observed at a supermarket or shopping centre, using the assumption that children with an adult male and/or female are their own children. As such, presuming this fondness continues, once the family is there, assuming they and their extended family choose to remain in the region, the population will grow anyway, just through babies of people already residing in the region - whether of migrant background or otherwise.

The clincher, should migrant placement into the region cease, would be whether people would choose to remain in the region or move elsewhere when it is time to move out of mum and dad's house. However employment opportunities in the region are on the rise and people tend to prefer to reside near-ish to their employment. Some may move elsewhere, some will move in to be near their jobs.
