Hi, I have recently purchased an IP in Vic and paid deposit. Property has Caveat on the title and RE agent told me it is not a issue.

My conveyancing manager has informed me that they have requested the document from vendors solicitor 3 times already but no response.

This is a general document which just states that Caveat will be romoved on the day of settlement so that i can get a confirmation certification from my bank of already approved loan.

We also want to do early settlement and wverone was aware of it.

Any thoughts on how to go about this? Or why they are taking so long ?

    Many thanks.

Why ask an agent for legal advice?

Just go on what your solicitor says.

The caveat would be removed just before settlement. Your solicitor ought to follow up with vendor's solicitor. If settlement date is not confirmed, they probably not going to do anything about it. Your solicitor should try harder.
