NSW Sydney - Which suburb should I buy in?

    My budget is between 800k and 1.1m. Any good recommendations? Many thanks

    I'd go for a house in suburbs where the price has been hammered eg Ryde and surrounds.

    I don’t know what your needs are, but Thornleigh and Ermington could work in your budget for houses

    As mentioned - is this for IP or Owner Occupier?
    If Owner Occupier - what distance are you OK to travel to work?
    Are schools an important factor?
    Do you want a backyard?
    Are you ok to live in an apartment, townhouse, villa, or would you like a house?
    How many bedrooms, bath, garages?

    Most importantly.... what is your goal?
    Is this the only property you will be buying?

    There are only a few of many questions....

    I would say PPOR, I’m looking for something at least with 3 bedrooms, hopefully 2 bathroom(it’s not necessary)

    I don’t think my budget can afford Ryde and sorrounding areas since they are still not cheap

    PPOR, looking for something with 3 bedrooms, 1-2 bathrooms, 1 car spot. House/Townhouse, around 45 mins by train to the city is ok, like Castle Hills, Hornsby, Carlingford or Miranda

    Do you work? Where? What sort of work do you do? And any partner? Where do they work?

    I'm thinking figure out if you want to live on the Northern Beaches, Upper North Shore, Inner West (probably out of budget), South, North West, Canterbury-Bankstown, West near Parramatta, Outer West or South West first.

    In terms of overall livability, environment, commute, family living, South or North West might be the pick. Parramatta region is good too.

    Ohhh... Now this is a usable answer :)

    Possibly commute from Miranda is too far.

    Downside of Carlingford is that its not that efficient for train into the city - if you buy at the north of the suburb there is the M2 Bus.

    So with what's left over i'd go for either Hornsby or Castle Hill.

    Edit: I just checked Cityrail timetables and Miranda has some express trains. So... Leave it in. Could be an option, definitely!

    I'm surprised at just how badly Ryde, Meadowbank etc have been hammered compared to other Sydney areas. Good location, not far from CBD and Parramatta, and highly livable with plenty of green space.

    It seemed quite predictable to me. Sydney has far too many apartments in areas that are unsuitable for them and for which there is poor demand. They only sold because the market reached a stage where everything was going up so investors just bought them without much analysis.

    I think others are talking about houses but you are talking about apartments.

    If you are looking for a PPOR to live in and around 700-800k budget, You can look at Quakers hill. Big blocks of land, good schools, connectivity to City etc

    forget about Quakers Hill if you want to stay within 45 minutes to the CBD.

    Mt Druitt . Big house on 1000 sq metres and close to station so can zoom to the city . Zoom zoom.

    My experience is that the ones on >1,000 SQM blocks sell for about $780k-$820k in Mount Druitt. Have come down from about $900k-$950k at the height of the boom.

    A question for you. What side of the train line do you prefer, north or south. Have only looked south of the train line. I obviously need to do another visit.
