NSW Sydney - which of these suburbs?

    I'm over in this part of the world (Sans Souci) - the prices will come back on everything that's not a couple of streets back from the water and they'll be some sub decent $2m deals available in the near future I suspect.

    I think Sans Souci, Ramsgate, Kogarah Bay will be a little more insulated from downturn than Rockdale, Carlton etc BUT they should revert back to early 2020 prices at some point in the next couple of years if the rate environment is sticky. Houses in SS were available for $1.4m-$1.6m during that period let's not forget (not great houses but still decent) and have somehow ballooned to $2.2m-$2.5m - Not sustainable in anyone's wildest dreams.

    I'm waiting for the market to cool off a bit more and buy an IP in Banksia (Barton park side) or Carlton closer to the Kogarah Bay side. St George is underrated!

    Out of all those suburbs, you'll likely see the best long term capital growth in Earlwood.
    It's forever capturing those people who can't afford to have a land component in Marrickville/Dulwich Hill + has a strong owner occupier profile who love to splash cash on property and by proxy bring up the value across the suburb.

    @$1.5 might not cut it there ATM but it will in approx. 6-12 months.

    2nd on that list I'd go Hurstville South, great underrated pocket close to some belter spots.
    Can't go wrong with those two. I'd steer clear of everything else mentioned in the near term unless there's serious value add or rezoning potential.

    Hurstville south, anything decent is $2.5m - $3m now.

    whatever u buy, check flight paths in that region (marrickville etc)

    Have a friend who has live in Earlwood for years, work in CBD and lifestyle things are within 5km radius, convenient. Most of the land blocks are narrow (frontage 10~12m?), put some limitations on the future redevelopment of the land (impact valuation).

    From investment capital growth PoV, I'd choose Earlwood (among the others - e.g. Bexley, Bexley North, Kingsgrove, etc.), but I have to admit it's not a small suburb, different parts behave very differently, requires some due diligence and research to filter out those no-good ones. I live on the other side of the parramatta river so driving to Earlwood is pain, I expect to see a correction for this suburb in the next 6-12 months (may last even longer).

    Definitely check the 2021 Census data before making decision.

    And directly opposite a pub. I mean, don't get me wrong, The Henson is one of my favourite Inner West pubs, but I don't wanna live 15 steps from it ;)

    Don't they want $1.6 for that Earlwood one? More than Marrickville joint.

    I find the area kinda messy everytime I go there which is fairly often. Just seems very poor planning.
    The southern burbs are a bit better, but unless on the water not sure if I'd want to live there.
    I also think this is a transition time when not much is on the market, therefore not much choice.

    If you are looking to flip I would also be considering suburbs with the best price differential in the type of flip you want to do ie don't compare basic unrenovated houses with new builds if that's not what you are going to do.

    Also, as you already have a child in school then I think you need to consider where you want to be longer term and look at an area where you can make as many upgrades in that area as you want to. While you can keep kids in the same school even if you move out of the area you need to think about the convenience of that, what will happen with your younger child (some schools are so full even sibs can't get in if out of area) and also IME it's best if your kiddos are close to their friends. Some kids cope fine with changing schools, some don't.

    I know nothing about any of those areas so wont add anything from that perspective.

    Thanks for the input Serendip. I am looking around these areas as we have my eldest in school closeby, so it would be an easy transition for us.

    Might need to do a bit more research on price disparity to see if numbers stack up.
