    I have commuted to city from two different stations in the west and one in the south west. QH is not any different.

    Rouse Hill is nicer and more gentrified but priced accordingly. If you can afford buy in RH by all means but not because metro is better unless you work in chatswood or macquarie park

    Dust will settle in 6 months and then there will be at least 2-3 years of nothingness. So wait and see where the bottom sits and then look at entering the market.

    Jumping in now wouldn't be the smartest move.

    I live in the north side of Quakers Hill and, catch the train to city every day. If I catch the train from Quakers Hill station it takes me approximately 50-60 minutes on the train. You could change at seven hills for a express train which will cut down your travel time.
    If you drive to Blacktown and catch a express you may be able to get to City in approximately 30 mins. Although driving to Blacktown and back can be challenging during peak hours.

    then you should not be looking at areas which will hopefully 'gentrify' in 15 years time. it could be good investment but you need to gentrification right now.

    Your options are townhouse in Baulkham Hills / Westmead for the best school or a house in Quakers Hill and a very good school with options of even better private ones.

    Agree and currently they are mostly taken by owner occupiers and the vendors are realistic with the prices for that kind of bloc(500 Sam's) and houses.

    Maybe look at this one. Fully renovated house in a top notch location

    Yes and there is a push to get more parking. Also you have trains to city every 10 mins in peak hours and 48 mins to Central.

    You can change at seven hills on the opp platform and take the train to save 7-10 mins. So 40 mins you will be in central

    i think Punchbowl and Lakemba would fall into the criteria but they are said to have similar issues as Blacktown.

    Seven Hills is fine, you are near Blacktown, good trains. Easy M2 access.
    Only train problem is it's the station where the train fares changes. All in all though, I think relatively speaking, you get good value buying in Seven Hills relative to lots of other suburbs.

    I would say to list down things which should tick for you. Some suburbs might have a station with express trains but other things you might require like shops, schools, parks etc might not be there. So just express trains to city might tick one of your boxes but look for suburbs which tick all the boxes which you require. Hope that helps!

    thanks that does make sense , but i am currently doing the initial screening and then probably look into more criteria

    Government schools (primary and secondary) are pretty bad in that area.

    I live in Quakers Hill and drive to the city from time to time via M7/M2. In my opinion, it took me 1hr during peak hour from the city to drive to Hurstville but it only took me 30mins to drive from city back to Quakers. However if you compare their distance to the city it seems like a no brainer Hurstville should be a lot better when in reality not.

    I would suggest you actually try to go to the suburbs you're keen in the morning and in the afternoon to sus out the traffic and the demographics. Which ever suburbs gives you a home comfort go for it.

    LOL its a lot quicker than you thought when you travel all the way through M2/M7 despite the distance.
