Sydney water comments on property contract ?

    Hi People,

    I’ve found a good deal in Sydney which is around $100k below market average price, this is a town house / which is already on the market since 90 days ago.

    However, upon checking the property contract, I’ve found this diagram comment:

    Would that be a problem later on or when I’m using it as PPoR ?


    What’s the best way to fix it since the vender is desperately wants to sell it and I’m the only one two who make an offer to this house just under $1m.

    Could be a fair trading issue they manage the sign off on the private plumbing to the main

    Need to find out what they stuffed up and how much to rectify

    Do I just bring in some private inspector or a my own plumber for second inspection with me ?

    Sorry i dont know enough. Maybe try to contact sysney water first and talk to them.

    You're moving into Sydney market? Instead of $1 million, you can get under $900k?

    Sydney water look after the mains - the black lines

    They are responsible to the first join off the junction, the branch coming off inside block 132. Them it becomes to property owners responsibility.

    That plan does not look like a standard sydney water mains plan. Go to dial before you dig website and confirm (free, so good easy start). This plan is likely a private one or fair trading plumbers plan. You might need a plumber to begin with who can get plans which may come with more info and specific defects or fair trading should have a file. Call reece plumbing i think they still issue the property plans. Then try fair trading

    I assume that you are considering lot 132 and the plan is somewhat to scale.

    Does that sewer run through the middle of the block? Have you considered how you can build a house on the land without the engineering to build over the sewer costing more than the house?

    You might want to hide the street names so no one steals your deal. Those plumbers are scoundrels:p

    Yes @Scott that's correct, it is already built like that for some reason since October 2001:-|
    I guess whoever built it doesn't bother to check with council for the sake of profit.

    When I look through this particular property from OnTheHouse.com.au the High accuracy estimate is around $1.2, the fact that it is caught my eyes, simply because it was passed in the auction this month, and now the owner willing to accept around slightly under $1m,

    The problem is that I do not know how complex or expensive is the Sydney water certificate just to say OK on this building.

    @Bob yeah, that's what I thought so, but how do I bring in the qualified plumber without letting them know where the address is :cool: ?

    Some sort of kidnapping or abduction maybe needed here ... done dirt cheap if possible lol.

    How has the council provided an Occupancy Certificate without the Sydney Water stamp?
