[Sydney] Wanted: builders for duel key properties

    Hi,

    Instead of building a PPOR and then building a granny flat, I am thinking of just building a dual key property.
    It will look like a big house from the front but there will be a firewall between 2 dwellings and also separate entries.

    I have two questions:
    1. (provided the total floor areas are the same) Building a dual key property will be cheaper than building a house and then a grannyflat, is it correct?
    2. Is there anyone who can recommend good builders for dual key properties in Sydney?

    Are you looking at doing it as a secondary dwelling or a dual occupancy?

    What's the main difference?
    I am thinking of living in one as PPOR and rent out the other.
    Whether it is attached or detached does not matter.

    A secondary dwelling is established in conjunction with the main dwelling house and remains on title. There is the opportunity under most planning controls to split a dual occ into 2 separate titles.

    Dual key property relates to hotel style accommodation where you can lease it as two x one bed units or as on two bedder.

    I am talking about something like the following

    It is not hotel style.
    It is more like duplex style, but from the front, it looks like one.

    Cool, Secondary dwelling within the main residence. Can be done as complying development.

    The phrase dual key isn't really used in NSW hence why I wanted to confirm what you wanted.

    Are you saying that a dual key can be done in one go and just pay ONE council contribution?

    Yep. Either as a dual occupancy or secondary dwelling depending on size and permissibility.

    As for contributions it depends on the individual Council and how they have written the contributions plan.

    You need to see if your council levies section 94 contributions on granny flats. It varies council to council.
