    I am not sure I follow.

    in 4 years or so a lot of places almost doubled, so ...........

    And I have only ever talked about IPs, buy and hold IPs, hold till you made sufficient money, not ever talking about people buying homes.

    I know we discuss PPORs here, but that is not what were talking about. Nor developments etc...

    Have not seen it but apparently a great buy and walk to shops and water.

    It does need work.....

    with all this news of regarding market slow down .. i am looking at Baulkham/ Castle hill are to find a house under a million ... all i have come across are run down 50 year old houses in that range.
    Though i see lot of property in the market and lessor sales .... wondering should i still sit on fence or jump in with more cash to splash.

    I am in the same boat but I see a few deals around the $1mil mark possible a few grands more. They are old but definitely well maintained wouldn't say they were run down.

    Patience gunga din.......I see a lot of run down houses with great bones where you could knock maybe 100k and spend 40k on a reno....and you get back double that in equity....

    Seriously! You only find these things by getting out there & looking. I'm sure @sash has got better things to be doing other than searching for property for other people. If you need someone else to do it for you, then there are plenty of Buyer's Agents around. Try @Jacque, she's from that area.

    As I knew him, I don’t think he will teach how to do fishing...:p, From his suggestion do a back calculation and learn the art- this is the tough part. Few are really good at it...

    And it's very costly if you get it wrong. In a rising market you might be able to get away with it, but now might not be the best time to learn the art...

    It's pure BS talk in this market. In a rising market you wouldn't even do it in most cases...

    In my understanding,and acklowdge my experience in property didn’t exceed 10 years yet, falling market mainly once it flatten, is the buying time for rundown with good bones at very cheap deal. But need to wait until mkt to turn to get exit. I can see pretty good deals near Blacktown and Baulkham Hills now. Waiting for Brissie to take on to unload, looks it may not happen this year or next.

    Skate with all fairness this takes experience...even some of the BAs have issues with this. The other thing is BA fees have gone up far too much for the perceived value........

    I find lately...a lot of slick marketing but not great value in terms of purchases.

    I initially thought about going to one... But I doubt there is any substitute for your persona l due diligence
