NSW Sydney rentals - what is the demand like for rentals around middle ring suburbs

    Yep. My old boss at Amex got his whole family to move over from Singapore... hardest thing was the pet dog. They found it really hard to get a rental for that reason so they paid a premium for a house to live in.

    Otherwise I've had IT workers from India renting one of my place but I don't think they'd be paying as much rent as you are seeking. Here for a contract; save money; move home again.

    With my one near the city there's huge demand... I had one enquirer looking to make a 5 month booking because she's here for one semester of uni. But when I worked out I'd get $700 a month more by not accepting that request, I declined.

    My calendar to mid August is currently very solid; I could possibly charge another $10 a night and still have the same occupancy rate. But it's nice knowing what your calendar looks like and not worry about last minute requests.

    wow... looks like uni kid nowadays have too much spare cash. 5 month on a $800 pw AirBnb comes to around 15-18K!!!

    If it's expats then they may have subsided rent. If it is newly migrated / returned from interstate or overseas then they are probably looking to buy so your tenancy will likely be short. But I agree - I too wonder if there really are that many households willing to rent long term at such high rents.

    They were going to come from Denmark ... enquiry said 126 nights (late July to early December); more than 17k.... but obviously they were seeking a better price because its a longer booking than normal.

    Absolutely not. By far the majority do not.
    Also..by far the majority don't live the smashed avocado lifestyle so usually end up saving a lot more and have a view to investing sooner..and can do just that with their savings. This gives the impression that they are on high packages when in fact the majority are not.
    For senior staff eg VP level or those very deeply specialised - yes, they will be earning in market leading amounts, but they are in the minority.

    I do know couple of expats whose rent are subsidised/paid-for by their company but they usually stick to fancy suburbs like Mosman, Cremorne, Rose Bay, etc. Understandably so, why would I live in the sticks (Epping, Turramurra) when some pays for my rent and I can sip beer sitting in the harbour?

    I forgot to mention, at the end I would prefer to have the structure intact :) So, they might get a pass by me.

    Epping has access to very good public schooling... Cheltenham was the highest ranked public school in the HSC.
    In this area, if you pay 1.5m for a house, don't expect rent of more than $700 a week though.

    Re: my ex-boss, they rented on the Northern Beaches. Nice house, pain in the butt location though for commuting.

    No reason to think they would be any harder than a family with kids, kids are worse than most pets when it comes to damage & some of the parents as well.

    And then you get the Asians who will moving in many others and you can do sweet nothing about it but wait for lease to expire.
