    Yes mam they did. I wasn't too fussy with my options so got one to work . Otherwise you can get your own stone .

    I think overall using their joinery and trades ppl when compared to custom, I estimate savings are around 30-40%.

    I'LL post some pics when its complete .


    FyI I use reno link for plumbing fittings and accessories and highgrove bathrooms for almost everything else . Savings are massive .

    For tiles, Google Tile Factory Outlet . Absolute best range and cheapest tiles in Australia i reckon (i even ship em to my brissy dev). Beaumont should be out of business but most ppl never heard of these places so they pay massively inflated prices . I guess it's also more convenient for builders to use Beaumont but that means the client ultimately pays more.

    Beaumont tiles are decently priced IF you get your tiler to go there for you ;)
    The "best price" they gave me vs the tiler was about 15-20% (approximately $1k)

    TFO tiles comes directly from factories cutting out everyone else in the middle . I've found them by faaar to be the cheapest . I Know trades get a cheaper price at retail stores but i seriously doubt the savings is more than TFO prices .

    would you ever use tile paint on floor tiles @Sackie? Is there a non-slip sealer or something?

    Tile Megamart is cheapish as well...and a lot closer to the East/Inner West.

    I did in that bathroom. Would I use it for a ppor or higher end reno or renoing in a rising market? No.

    I'm considering for a lower end IP for purely a cosmetic reno. So no issues there. Just need to be wary of my junkie tenants slipping after too many JD and cokes. Already hard enough collecting the rent..

    Perfect for that mate, Although the epoxy smell is strong to begin with so dont be surprised if u find ur "junkie" tenants nose to floor. :D

    Bought the majority of the tiles for our PPOR reno from TFO. Agree they are the best and cheapest for most situations.

    looks good, i think the finish is a good level for what appears to be an older style apartment and not over capitalised

    whats the general demographic for this ? are young families big buyers in this market and this product or is it more investor buy adn rent out?

    Cheers mate. I did alot or DD and kept the current market in mind before putting this reno together. I also think we hit the mark without under or overcapitalsing.

    Unlikely to be a local investor and much more likely will be a professional couple buying their first place.

    nailed it! well done @Sackie
    and the black hallway feature lights look fitting to the area :D

    i was a bit skeptical of tile paint also, but after living with it for 12 months it's held up better than the kitchen paints! In this situation with heavy water use im not sure if that would have a bigger impact but my experience is the bumps and day to day use that damages it. So bathroom walls is a good move :)

    @bob shovel Thanks mate. Havent seen you around much... hope all is well.

    @Perthguy cheers. Didn't want to spend much at all for this reno and sell considering the market. I think the entire reno costed about 32k so minimal risk of overcapitalsing on this one.
