    Kitchen joinery mostly done. I think the joinery has come out better than I'd imagined. Just waiting for stone now to be ready then install. Then final electrical/ plumbing fit off, then tile SB and done. Painting starting Monday .

    Bathroom revamp to start next week with plumbing .

    Kitchen looks great.

    Did you go with a 450mm dishwasher? I find they are great for smaller dwellings and save space but often aren't any cheaper than a 600mm so I have to weigh up whether they are worth it. In a tight sized kitchen that extra 150mm is often worth it.

    I agree on the larger bowl vs double. On a 1-2 bedder they simply don't use a sink as much and bench space is more critical. I often don't even do drainers in apartment kitchens simply because the typical inhabitant will use the dishwasher, uber eats or only washes tupperware in their sink which can dry on a $12 drainer from Kmart or a tea towel laid out :p

    I'm very curious how the tile paint will turn out and what the tile situation behind that massive toilet will be once the new one is put in.

    HI Myf, Yep it cost $829 for Bosch. Not much cheaper than a 60...grrr

    Yeah we really wanted to maximise the bench space as there already isn't that much. So we ditched the old fashioned 2 sinks for a larger 1 bowl and added some bench space.


    haha that makes 2 for us! Fingers crossed it won't look sheet. Standby for it :D

    Wow looks brilliant!
    Keen to see how the finished product goes and sells.. Looking at doing a few similar projects myself so great to see that it can be done in the Sydney market :)

    The IP was actually bought a long time ago and I'm renovating now to sell because there's a greater chance I'll get more bang for buck renovating than selling in old condition. Planning to redeploy funds into other projects in the pipeline .

    Definitely agreed as I feel you could add double what you invest into the reno possibly a bit more as well..

    Interested to hear about the other projects you're getting up to, sounds like exciting times :)!

    I'm not quite convinced about the tile paint yet but it is a vast improvement over the old tile.

    For a cheap fix it works fine. I wouldnt use it unless the budget required it and it wouldnt affect the sale. Definitely not for my ppor.

    Was the tile painting done by a run of the mill painter...or a tradie/company specialising in that field?

    Lebanese dude , paint brush in one hand, falafel in the other. His specialist area is cheap quote :)


    On a more serious note, I've looked at many comparables in the area, finishes, styles etc before i put this reno plan together so I think im on the money without over capitalsing on this one.

    Bought this unit long ago so its not a flip.

    Based on comparables and agent feedback, if i sold without reno I'd get less than with the reno enough to make it worth doing the reno. I don't want to get into final projected sale numbers as it hasn't sold yet. But for the aprox 35k spent I'd expect to get that back plus anther 50-100k more than if i didn't reno.

    I like the reno. We've painted tiles & baths before selling before. While the finish isn't perfect, most people don't notice. Would never use it on the PPOR, but it definitely gives a boost for a sale. I'm interested in that kitchen. The price you quoted is amazing. Would you mind sharing who you used on it? We paid almost that much for a small kitchen many years ago & we were the ones doing the work.
