    Starting another unit reno in Sydney. Plan is to reno and sell and redeploy funds for other projects/opportunities.

    This one will be a slight challenge for me as I am going to stick to a very tight budget and keep it as 'cost effective' as possible but not compromise the modern/contemporary look and nicer feel. The motto of this one is a lot more added perceived value. Strata have already received from conveyancer Notice of Intention to renovate. Starting to design kitchen soon. Will keep this thread updated. The other unit reno thread I'll post all the before and after pics soon when its all complete.

    Budget including sales agent fees: 35k.


    Scope of reno:
    1. New kitchen joinery, stone tops, taps, sink, tiling, appliances.
    2. Updated bathroom. Painting tiles, taps, shower rail, resurfacing tub, adding glass screen, new vanity, wall slimline shaving mirror, new toilet
    3. Paint unit
    4. Add built ins
    5. Some new lighting
    6. New blinds, door handles

    Not a fan of resurface... doesn't last long. Have you considered relining instead?

    Cost to reline is way too much and wont add enough value to justify it on this reno.

    Not sure where the property is to justify the reno/resultant yield. Location matters.

    I agree with your scope as to what I'd do. In fact, I may even do less.

    I reckon there is a gap in the market for experts in painting tiles and benchtops. Very hard to find (anyone) who can do that at a decent price and make it look like it wasn't a cheap tart up.

    Its not being done for yield, but to sell mate. Its near a beach :)

    I have a painter who should be able to do a decent job with the tiles. Doesn't need to be a Picasso just look fresh, clean and neat. The glass, taps, vanity etc will distract the eye to get some emotions going.

    lol as am I. Never done a 'cheapie' before. This should be fun. I'll update as I go.

    Ok updated the design. More bench space. Moved oven and drawers. Still have built in microwave. Move to a single bowl sink but larger than standard. This looks to be the most optimal/cost effective for the small space.

    About 16k. Including stone tops and Bosch appliances. Also includes sink, taps, switches and ports, plumbing, render, electrical, tilling and tiles as well as all the labour.

    + 1 would love to see what your costings are approx for your reno, see how they stack up against what my builder has come back with.

    Sure. I don't have it in front of me but from memory:

    Kitchen including range hood and sink: 4k
    Install kitchen $2600
    Labour for kitchen including demo, rendering, plumbing, electrical, bulk head: 4.5k
    Stone and install:$2500
    kitchen Tap and light i think around $250
    Bosch appliances cooktop, oven and dishwasher: 2k
    Tiles SB and tiler: 450
    built ins for big bedroom 1k
    bathroom plumbing 500
    New toilet 150
    Vanity and glass top 400
    Bathroom mirror 900 by 500: 35
    Glass shelves: $70 for 2
    glass screen: 164 and install 75
    Taps, basin spout and shower head around 350
    Painter 4k
    Staging: 3k
    Agent marketing: 4k
    Agent commission: 1.60 inc gst

    Those are the costs so far I can remember. I purchased all my own appliances, tiles, taps, plumbing, lighting and switches
