I know of a lot of people splurging on upgrading homes as they have made so much money themselves through this boom..
I personally know of a lot of families who have sold up on apartments, duplexes, townhouses closer to the city/beach and have moved to the NW for what they see as great value for money..bigger backyard etc.
A lot of them actually have parents who live around the hills. So the generation who have moved out closer to the city..probably bought there and lived single/early married life and then come back near mum and dad when they have kids.

Um....not really. It's quite a distance. If you said Ropes Crossing, well, that would be different.

Nobody from Mt Druitt is going to move to The Ponds

Oh, come on....you know they're too lazy to go too far. We moved to St Clair, which IS a stones throw, (still further than Ropes, though) and couldn't be happier. The suburb has a totally different vibe.

WPH is also helped by North West Metro (via Cherrybrook station), even though most people who live in that pocket of WPH doesn't need the train anyway. That area is beautiful every time I drive past there.

Just remember that many of these organisations (domain, realestate.com.au, corelogic, etc, etc) make their money selling stats, reports, subscriptions, listings, advertising, papers, etc. The better the confidence and selling activity in the market, the more money they make. We are also heading into the traditionally quiet part of the year for realestate. Their marketing/PR tempo doesn't take much of a break though.

Disclosure: I own shares in one of these organisations but the cynic cortex of my brain remains healthy.

A few people I work with are looking to buy but are complaining about the lack of stock. This is probably pushing prices up as it makes those keen to buy a bit more desperate in their bidding.
