    Which areas of the hills are you referring to for reductions ? Baulkham Hills / castle hill or further out like kellyville / the ponds?

    I'm referring to the Baulkham Hills and Castle Hill area. I'm not interested in the Kellyville and the Ponds area at all.

    I don’t classify it as the hills personally but it is still within hills shire council.
    Some posters here generalize the whole lot as “the hills district” but locals only really count it as Baulkham Hills / Castle Hill / west pennant hills areas....

    Here's one for you sash, 20 hilda street prospect. This house sat on the market for 74 days. Started at 820-860k. It sold last month for 760k. Thats 60-100k off what they were asking.

    Hills Shire council is quite extensive as it includes semi and rural suburbs of Kenthurst, Glenhaven, Annangrove etc. Note Kellyville is actually in Hills council but The Ponds is Blacktown. Doesn't really make that much difference however, and especially those homes closer to the Old Windsor Rd border.

    Freestanding houses here highly unlikely unless they're on main roads (eg Pennant Hills, North Rocks etc) and have serious negatives eg: high tension power lines, knockdown condition etc

    the land was acquired in 2014 for 925K, ~1M spent on building...maybe more... considering 2014-->2017 growth with 15-20% annual growth, that price doesn't look high - it's reasonable. IMO.

    err 995 for a 2bed is abit rich.. average is around $800. they were never in the money in the first place. just a typical meriton apartment.. so $800 is where its at.
