After factoring in a further 10% drop in GRs, yes.

I think it's just luck. Properties like that have a very small pool of buyers given you likely can't even get a loan for it

The one in Lloyd St Bexley was cheap (compared to what sold recently). Plus the Hurstville one...that too.

649-590 Thats approx 10%, I think we can all agree that seems to be a western Sydney average.

even 1.4m is pretty good if they can get it. A typical 5 acre lot would fetch 7m. would have been just $1m 5 years ago or 300k 18 years ago.

Anything over 15 acres we can make work at $1.4

What’s the situation on Sydney apartments out west? Saw this for sale - a 2 bedder asking 330k Lakemba: 7/20 Hampden Road, Lakemba, NSW 2195

    Is Lakemba considered inner suburb?

"Inner" is not the kind of name I would give Lakemba :)

A drunk sailor would make few friends in lakemba. But if you put some pork on your fork that may help.

But this unit is in a complex with gym and pool, unsure if lift too, so for you to live in you can pay these high Strata/Admin fees, from Investment perspective, they would be no go zone for me? It really depends on your strategy for buying units in SYD.
I prefer older and in smaller blocks, closer to lifestyle suburbs - water, no lifts, gyms, pools, common areas, so I can add value myself, but that is just my strategy.
