    The one in Kingsgrove looks like it took a hit. I'd say almost $150-200K down on the peak at least. But there may be nuances I don't know about.

    26 Kingsway, Kingsgrove, NSW 2208 - Property Details

    Maybe be people should check why 2 properties in
    Kingsgrove 1 week apart 1 sold $900k 1 sold $1,200,000


    As you can see cant just pluck a property and say it dropped $300k, Kingsgrove.jpg

    Very interesting.....but maybe FONGO.....(fear of on no getting out)...could be developer dumping....lot of people bought there for dupexes....

    We can sit here all day plucking RE confirmation bias results to prove a point .
    In the end market is easing but no need for hysteria.

    If a property dropped $400,000 I would say apples and apples are not compared or their is a reason why a specific property did .

    Yes mate....the first one was the best.

    The second one...someone will not recover their money till the next boom.

    The last one...well I think it was an emotional purchase.

    Surprisingly...the Inner West has been hit the hardest in terms of price.

    "confirmation bias"?.. Laughable need for a mirror

    So much emotion in responses to my post about bargains in last week's auction results. Fact is you wouldn't dream of seeing these prices a few months ago.

    Absolutely agree...both would have sold significantly more only 6 months ago.....more drops to come....

    The one in Kingsgrove that sold for $910K - the street is a bit of a rat run from memory. Miss a few sets of lights and school zone if driving towards the station.

    Your prob right with that re the hysteria, that should come after a person watches on for 2-3 years as it continues to slide, however the position they have/hold should have been let go at the first hint of things turning.

    I seen plenty hold, all the way to the bottom, then they give in and let stuff go.

    The one I talked about a while ago is still sitting there.....but the agent and owners are not doing it any favors & it may be because all those looking for a quick buck are gone and not that many may want to do renos there.

    I will admit I have not been inside, but I do know it would not have sat around in 16 or 17....could sell any turd then just about.

    A habitable house, in Kinsgrove, with free standing house and land, in probably any street would have made national headlines in 16 if it went for under a mil, I mean your talking unit prices almost, I know someone who paid over 700k for a 1 bedder unit in the sticks compared to kingsrove.

    Buying any decent habitable house there for 900k, as a home, would probably be a buy for me if I was in the home market on a budget, but who knows what it may be in 2 years ? 800 ? 700 ???

    I sit on the side watching to see where all this goes.

    What were places selling in kingsgrove for before?doesn't look very close to the city.

    Any ideas how low lakemba will go? Lots of places there in the 800s.
