    A lot of houses in Baulkham Hills have no price listed; what does it imply to you?

    Put yourself in the agent's and owner's shoes...the auction market is slow/dead in this suburb; owners want to sell but everyone is not confident of what price to pitch at...fearing this will lead to a domino effect..

    BTW , I have a friend who bought 850K , termite affected crap house 3 bedder in 2015...this is my benchmark:)

    950k is guide god knows what they actually want. Bought for 850k in 2013 listed 1.5m in 2017 if onthehouse is to be believed

    They are asking 950,000 - 1,05,000. Pretty sure they want 1.05 M. What they finally get is another story.

    I usually skip past anything that doesn't have a listing price. It's not hard to see many other people doing the same. All it's doing is alienating your potential sales market. Although, it could help to decipher between genuine interest and people just browsing generally.

    Eventually the west and south west will take a hit as inner / middle ring properties become cheaper.

    What do you think about 152 stanhope parkway stanhope gardens

    it was sold on 15 MAR 2016 - for $710,000
    now for sale again with $739,000.

    How do you see the value for these areas.

    These are exactly the type of ****** properties that need to go down big time....739k....I wouldn’t pay 650k for it.... seriously just get a bigger land and built urself if u can

    I've just bought my first place in Sydney which will be my PPOR for at least the next 5 years I would imagine.

    Exact same floor plans, mine with a garden, the other with a brick terrace.

    3/66 Oaks Avenue, Dee Why (2 year old renovation, South Facing)

    Started with price guide of 1.3 Mills and I had to write to agent that are you for real.
    Now price guide at 970k ... I still think it is atleast 100k overpriced.

    I think they had to drop the price because it's too cold so not many people want to go to inspections. The Melbourne Cup is coming up next week as well so lots of people are on holidays

    9 Yvonne street Greystanes. Sold for 820k in April 2017.

    Currently on the market for 730-760k and has been for sale for a 124 day.

    Looks like Greystanes has a lot of supply at the moment has copped a thrashing in the past year

    This one is right next to the highway, a pretty busy highway. Not sure it will attract a lot of interest.
